Background of the Study
Corruption in land allocation is a significant issue in many developing countries, including Nigeria, where land is a crucial asset for real estate development and economic growth. In Taraba State, land allocation processes are often characterized by inefficiencies, bureaucratic delays, and a lack of transparency, creating opportunities for corruption (Ibrahim & Alhaji, 2023). These corrupt practices, which may include bribery, favoritism, and illegal land sales, hinder fair access to land for development, leading to an uneven playing field for real estate investors and developers.
Corruption in land allocation also has a direct impact on the real estate investment climate. When land is allocated unfairly or inappropriately, it undermines investor confidence, inflates property prices, and leads to the development of informal settlements or substandard buildings. In Taraba State, where the real estate market is still in its growth phase, these challenges pose significant obstacles to attracting both local and foreign investment (Bashir & Yakubu, 2024). This study will investigate the extent of corruption in land allocation in Taraba State and assess its impact on real estate investment and development in the region.
Statement of the Problem
The prevalence of corruption in land allocation in Taraba State has significant implications for real estate development. Corrupt practices in land allocation not only reduce the availability of land for legitimate development but also create barriers to investment and exacerbate property market inefficiencies. This study seeks to explore the extent of corruption in land allocation processes in Taraba State and examine how it affects real estate investment and development.
