Background of the Study

Corruption in land allocation is a significant issue in many developing countries, including Nigeria, where land is a crucial asset for real estate development and economic growth. In Taraba State, land allocation processes are often characterized by inefficiencies, bureaucratic delays, and a lack of transparency, creating opportunities for corruption (Ibrahim & Alhaji, 2023). These corrupt practices, which may include bribery, favoritism, and illegal land sales, hinder fair access to land for development, leading to an uneven playing field for real estate investors and developers.

Corruption in land allocation also has a direct impact on the real estate investment climate. When land is allocated unfairly or inappropriately, it undermines investor confidence, inflates property prices, and leads to the development of informal settlements or substandard buildings. In Taraba State, where the real estate market is still in its growth phase, these challenges pose significant obstacles to attracting both local and foreign investment (Bashir & Yakubu, 2024). This study will investigate the extent of corruption in land allocation in Taraba State and assess its impact on real estate investment and development in the region.

Statement of the Problem

The prevalence of corruption in land allocation in Taraba State has significant implications for real estate development. Corrupt practices in land allocation not only reduce the availability of land for legitimate development but also create barriers to investment and exacerbate property market inefficiencies. This study seeks to explore the extent of corruption in land allocation processes in Taraba State and examine how it affects real estate investment and development.

Objectives of the Study

  1. To assess the prevalence of corruption in land allocation in Taraba State.
  2. To examine the effects of corrupt land allocation practices on real estate investment in Taraba State.
  3. To recommend strategies for addressing corruption and improving land allocation processes in Taraba State.

Research Questions

  1. What is the extent of corruption in land allocation processes in Taraba State?
  2. How does corruption in land allocation affect real estate investment in Taraba State?
  3. What measures can be implemented to reduce corruption in land allocation and improve real estate investment in Taraba State?

Research Hypotheses

  1. Corruption in land allocation leads to reduced investment in real estate development in Taraba State.
  2. Investors are less likely to invest in land projects in Taraba State due to the perception of corrupt land allocation processes.
  3. Implementing transparent land allocation policies will increase real estate investment in Taraba State.

Scope and Limitations of the Study

This study will focus on the impact of corruption in land allocation processes within Taraba State, specifically in urban and peri-urban areas. It will assess the effects of corrupt practices on the real estate investment climate and provide recommendations for improving transparency and fairness in land allocation. Limitations may include difficulties in accessing sensitive data related to corruption practices and reliance on self-reported information from stakeholders.
